h Congratulations on Securing job at Panorama forr the winter season. Internex work with several owners of 2 bedroom and 3 bedroom houses and apartments (some with dens) in Invermere and we will assist you to find a bed for the season in one of these shared properties. They are great places and will ensure a comfortable stay when you are working at Panorama. If you want to ensure you have accommodation sorted then you must complete this form. If you are selected for Panorama staff housing we will take you out off this list. If you have not completed this form we assume you have found your own accommodation and take no responsibility for your accommodation status.

Do you undestand: You are required to pay $500 damage depost and your first (December) and second (January) months rent in advance to be considered for a tenancy. You can check in a few days early if you arrive earlier than 1 December without additional cost. On 1 January you will be required to pay your rent for February and on 1 February you are required to pay 1 months rent for March. On 1 March you are required to pay 1 months rent for April. If you do not pay rent on required day you will be asked to leave accommodation. Panorama season usually ends around 20 April and shuttles leave back to Calgary around 21 and 22 April. Your landlord may require you to pay accommodation until the end of the months OR may give you the option to leave a week earlier and refund this week (Pro-rata). IF you are required to pay your rent until the end of April you are able to stay in the accommodation until the end of April. At the end of the tenancy if the property is in the same condition you found it in then you will receive your damage deposit back. More details in the consent form below.

Pricing is per person, based on a single, double or triple room.
We will find a suitable roommate for you if you are booking on your own, couples or friends travelling together require both payments to finalise the room.
Single occupancy rooms are limited. Properties are secured on a first come first served basis.
If you are unable to move into the property for any reason the first 2 months rent and security deposit are non-refundable and considered a withdrawal fee to cover the costs of finding new and appropriate tenants for the duration of the lease.
The damage deposit and fees will be refunded if a new tenant is found to assume your lease in time.
Utilities, Wifi & TV
Rent is inclusive of water, sewage, electricity, gas, wifi, local property and business taxes as applicable.
Living in a cold climate and mountain town we expect tenants to be considerate of high costs of our utilities. Although the heat will be set at a comfortable temperature, in winter expect to wear a warm layer and not be lounging in shorts and t-shirts. Air conditioning is usually not required in our mountain town, nor available in any houses.
Properties have wireless broadband internet access suitable for email, web browsing, & streaming for tv. Downloading of illegal content can jeopardize internet availability and usage.
Houses have TV's however Cable TV is not provided.
Laundry is either onsite or shared with the other flatmates in your house.
Refuse / Garbage
We live in remote areas and wild animals on our doorsteps. Please ensure all rubbish is put into garbage bags, secured tightly and removed to the bear proof containers close to your house.
Bedrooms & bedding
Bedrooms are set up in a range of configurations, with bunk beds, single and a double beds in one room, and double or larger for single/ couples occupancy. You may need to work out with your house mates who gets which bed.
A mattress cover, duvet and duvet cover. sheets , and pillowcase are provided. You may prefer to bring your own pillows and sheets.
Maintenance & Property Inspection
Weekly and Monthly inspections are carried out to ensure general maintenance and the property is being looked after. Make sure you keep your bedrooms and common spaces clean. Ask your flatmates to be clean and tidy so you are not affected.
Payment options
You will be asked to pay $500 security deposit and first 2 months rent at least 1 months before your arrival. This will be sent to you via Wise. You will then have your first monthly rent due on January 1st for February rent. On February 1st you pay for March rent. On March 1st you pay for April rent.
Moving out
It is important that the accommodation are handed back at the end of the tenancy in a clean and undamaged state. Damages reported prior to move out will help process refunds efficiently. If extra garbage removal, damages, repairs or cleaning be required we will require extra time to disperse payments.
Extra Cleaning fees $45/hour + GST
Garbage removal $60/ hour + GST
Properties with carpet will be steam cleaned as required, unless there are extra stains or damage, cleaning charges will be shared by all housemates (average $60 per person deduction).
Breaking or Ending a Tenancy
Our tenancy agreement is a fixed term tenancy, you are legally responsible to pay the agreed rent in full and on time until the end of the fixed period of the agreement.
Should you need to break or end a lease early, your options are to continue with the tenancy or find a suitable replacement tenant to assume your lease. If a new tenant is found to assume your agreement, the landlord may release you from your responsibilities, as long as all payments are paid in full, and transfer is complete.
If you or the landlord find a replacement tenant, your liability is limited to the reasonable expenses incurred by your landlord plus of course the fees in full until the date when new tenant moves in. The charge to break a tenancy is $150 if you find a suitable replacement tenant, if the landlord is required to find a replacement, your security deposit will be used to cover your rent. Cancellation of tenancy or sublets will not be approved for the final month of tenancy.
Early departure: If you choose to vacate the property early (ie for travel reasons) in your final month of tenancy, you may notify the landlord to coordinate a mutually convenient early check out inspection. The fee for an early check out is $50. If the landlord is not satisfied with the condition of the property at Inspection, the landlord may charge the standard additional cleaning fee. Once the Damage deposits has been refunded the tenant relinquishes their rights to the property and any damages caused thereafter.
House Parties are not permitted
House parties are not permitted. All properties are in residential neighbourhoods, and not appropriate for hosting more than the same number of occupants as guests. Fines can be levied by the Town of Invermere, and by management for after hour complaints requiring management to come to the property.
Our chalets are smoke free
Smoking/vaping is not permitted in any of the properties including the surrounding land of the property. Under Canadian Laws you can be fined $500 for smoking inside. Your can be given instant termination if you are found smoking / vaping.
Illicit drugs are not allowed in any chalet or property. Any drug possession or consumption can lead to instant eviction.
No replacement accommodation is found for anyone evicted from accommodation.
As housing is so limited in Invermere you may lose your job if you do not have secured accommodation and we do not provide job replacements.
